Summary

Built between 1780 and 1800 this was one of two adjacent houses converted to a school between the late 19th century and early 20th century (the other being 20 Market Place to the south - see NHER 68113). This two-storey, three bay building has red brick walls, a slate roof and a panelled door within a stuccoed doorcase. The school had originally been based in a building on the Campinglands, being transferred to this location in 1896. A relocated plaque on 18 Market Place commemorates its foundation by Nicholas Hamond in 1736. The interior is now continuous with that of 20 Market Place, although some period details such as 18th-century moulded cornices survive.

Listing Description excerpt:
"House, now school. c.1780-1800, converted to school early 20th century. Red brick. Slate roof. Exterior: Two storeys; three-window range. Six-panelled door to left within stuccoed doorcase with minor incised decoration and plain entablature...Painted platband at first floor. Projecting bracketed eaves. Gabled roof. Internal gable-end stacks north and south. Relocated plaque at first floor records foundation of school in 1736 by Nicholas Hamond. Interior: 18th-century moulded cornices. Ground-floor north room with timber fire surround decorated with egg-and-dart moulding. Stick-baluster staircase with ramped and wreathed handrail. First-floor room with timber fire surround with ovals in frieze linked by swags."

20 Market Place (Swaffham Six Form Centre South Block) was also listed Grade II in 1951 and is now recorded as NHER 68113. Gate piers and flanking walls to the north of 18 Market Place and gate piers at the rear entrance of the school (on Whitsands Road) were separately listed Grade II in 1973 - these are now recorded as NHERs 68114 and 68115 respectively.
